In 2006, Co-Arc International was appointed for the urban design and architectural realisation of all the key buildings for the Eye of Africa golf estate, incorporating a Greg Norman signature golf course south of Johannesburg. The architectural guidelines developed by Co-Arc are structured to break with the culture of themed environments and offer instead appropriate, environmentally sustainable, contemporary architecture that is modern and sophisticated, blending with scenic beauty of rolling Highveld grassland and ridges.

The guidelines encourage privacy between neighbours and contact with nature and the environment, and privilege community over personal rights. The public environment is enhanced through the omission of street frontage boundary walls and extended landscaping, creating a generous park-like environment, in which neighbours sit comfortably side-by-side despite the unusually high level of personal choice regarding the architecture.
